THE PROPERTY
The retreat includes a main house along with two mini-cabins, giving guests plenty of room to spread out.
The main house features a king bedroom, queen bedroom, full bathroom with shower, large kitchen, dining room and living room.
Each of the two mini-cabins features a full-size bed along with its own designated bathroom with a toilet and sink.
The home includes a full kitchen and comfortable living and dining areas, plus an outdoor deck where you can relax while taking in the river and surrounding cliffs.
RIGHT ON THE ARKANSAS RIVER
This may be the best part — the Arkansas River is literally in the backyard.
Fishing and fly fishing are available right from the property, and during rafting season you'll see rafters and kayakers making their way down the river. Arkansas River Tours is located next door, making it easy to walk over for a rafting adventure.
Bring your fishing gear — and definitely bring your binoculars!
The surrounding cliffs are home to bighorn sheep, which the owners regularly see from the property. Other wildlife is also common throughout the area.
MAKE IT A SUMMER OR WINTER GETAWAY
The winning bidder can coordinate their stay with the owners and choose a mutually agreeable week based on availability.
During the warmer months, the area is known for rafting, kayaking, fly fishing, hiking, ATV riding and exploring the Colorado outdoors.
Prefer a winter trip? Monarch Mountain is approximately 45 minutes away, making the retreat a great home base for a ski trip. Snowmobiling and other winter recreation can also be found throughout the surrounding area.
There's plenty to explore beyond the property as well, with Salida, Royal Gorge, Buena Vista, Florence, Leadville, Westcliffe, Victor and Cripple Creek all within reach. Colorado Springs is approximately 1½ hours away.

Please bring any help, tools, boxes, packing materials, straps, dollies, trailers, or equipment necessary to safely remove your purchases. Unless specifically arranged in advance, auction staff are not responsible for loading, disassembly, or securing items for transportation.
Buyers are responsible for any damage they cause to the property or other merchandise while removing their purchases.
Items remaining after the scheduled pickup without prior arrangements are subject to a $20 per day storage fee.
Items not picked up within 7 days without approved arrangements may be considered abandoned and may become property of The Evidence Locker, without refund, to the extent permitted by applicable law and auction-platform rules.
Payment for an item does not eliminate the buyer's responsibility to pick it up within the required timeframe.
